A College Town's Insulation Needs
Two very different groups call us about spray foam insulation in St. Joseph. One is the long-time owner of a house in the older blocks near the 1869 Church of St. Joseph. The other is the landlord renting to students at the College of Saint Benedict, which opened here in 1913. Both care about warm rooms and lower bills, but they approach the work in different ways.
For rental owners
The 2020 census found a rental vacancy rate of 13.2% in St. Joseph, far above the town's 1.2% homeowner rate. In a market where renters can pick between units, a cold bedroom or a frosted window is a reason to move on. Sealing the attic and rim joist and topping up insulation is one of the most effective ways to improve comfort without renovating. We can work in stages between semesters and keep each unit's scope separate on the written quote.
For older homes near downtown
St. Joseph was laid out in 1855 and incorporated in 1890, so the oldest houses here have plaster walls, partial basements and attics with little or no insulation. Closed-cell foam works well on kneewalls and attic edges in a story-and-a-half home, where there is not enough room for thick batts. In plaster walls, we usually recommend dense-packing blown insulation through a few small holes rather than tearing anything open.
What the ground does in winter
Stearns County is in Minnesota's Zone II for frost, where footings must go at least 3-1/2 feet deep. The top of the foundation sits in frozen ground for months. Insulating the rim joist and the upper part of the basement wall with closed-cell foam keeps the floor above from feeling like it rests on ice.
Matching the product to the space
Open-cell foam is lighter and costs less per inch but should stay above grade. Closed-cell is denser, holds up to moisture better and carries more R-value per inch. Blown-in insulation is the most economical way to add depth over a wide attic floor once it is sealed. Most St. Joseph projects end up with some of each.

St. Joseph Questions
Can you insulate my rental between semesters?
Yes. We can schedule attic and basement work when units are empty or work around tenants, and each unit gets its own line in the written quote.
My St. Joseph house has plaster walls. Do you have to tear them out?
Usually not. In closed plaster walls, our usual suggestion is blown insulation dense-packed through a few small holes, which get patched when we finish. Spray foam suits open framing better.
Which insulation suits a story-and-a-half kneewall?
Closed-cell spray foam works well there because the spaces are tight and irregular, and it air-seals at the same time it insulates.
Will better insulation help with frost on the inside of my windows?
It can. Frost on glass usually means warm, humid indoor air meeting cold surfaces. Sealing air leaks lowers drafts around frames, though the window itself and indoor humidity also play a role.
