Thirty Square Miles of Different Buildings

Spray foam insulation jobs in Rockville spread over more ground than most people expect. Since the city of Pleasant Lake and Rockville Township merged into Rockville on June 1, 2002, the city has stretched across roughly 30 square miles, with about 1.75 of them water. That means farmsteads, lake lots, newer rural homes and outbuildings all fall inside city limits, and each one calls for a different approach.

Shops and pole buildings

Many Rockville properties include a detached shop or pole building. Steel-sided buildings sweat badly in winter when warm air inside meets cold metal. Closed-cell spray foam applied directly to the steel stops that condensation and adds insulation in one layer. For a shop you heat only occasionally, a thinner coat may be enough. For a heated workspace, we plan more depth on the roof and walls. Stearns County's 50 pound per square foot ground snow load, set by state rule, also means roof framing tends to be stout, which leaves room for foam between purlins.

Farmhouses and older homes

Rockville was platted in 1856 and named for granite formations on nearby streams. Older homes from its farm past often have additions built at different times, each with its own insulation (or none). We check where those additions meet, because joints between old and new framing are common leak points. Closed-cell foam is well suited to sealing them.

Lake homes

With about 1.75 square miles of water in the city, lake properties are part of the mix, and some were built as seasonal cabins. Converting them for year-round use usually means insulating the floor, crawl space and roof deck to a much higher level.

Fewer homes, more space each

The 2020 census counted 1,044 housing units in Rockville, with an 11.6% vacancy rate, well above the 0.4% homeowner vacancy rate. A median age of 43.4 suggests many owners are settled and planning for the long term.

Rockville Background

  • 2002 merger. On June 1, 2002, the city of Pleasant Lake and Rockville Township were merged into Rockville, which now covers about 30 square miles.
  • Water and vacancy. About 1.75 square miles of Rockville is water, and the 2020 census found 11.6% of its 1,044 housing units vacant.
  • Granite roots. The town was named for granite rock formations on nearby streams; the Clark and McCormack Quarry, opened in 1907, carries National Register of Historic Places status.
  • Snow load. Stearns County is not on the 60 psf list in Minnesota rule 1303.1700, so buildings here are designed for a 50 pound per square foot ground snow load.

Rockville Questions

Can spray foam stop my pole building from dripping?

Yes. Spraying closed-cell foam right on the steel stops warm interior air from touching the cold panels, and that contact is what makes them drip. It also adds insulation and stiffens the panels.

Do you quote the house and the shop together?

We can. Each building gets its own section in the written quote so you can decide which to do first.

My farmhouse has three additions. Where do you start?

Usually at the seams where the additions meet, and in the attic over the oldest section. Those joints are common air leaks and closed-cell foam seals them well.

Is a lake cabin in Rockville worth insulating for winter?

If you plan to use it in winter, insulating the floor, crawl space and roof is usually the biggest step toward making that comfortable. We will tell you what it would take.
