Insulating a Town With a Long Memory
A lot of our spray foam insulation work in Sauk Rapids happens inside houses with real history. The first home here went up in 1851, and the town was largely rebuilt after the April 14, 1886 tornado that swept through the center of the city, destroyed its stores and killed 44 people. Any house that survives from that era or the decades after it is built with older framing, and older framing behaves very differently from a modern stud wall.
Balloon framing and open chases
Many late 1800s and early 1900s homes were balloon framed, with studs running from the foundation to the roof without a break at each floor. That creates open channels where basement air rises straight into the attic. Before we add any attic insulation in a house like that, we plug the tops and bottoms of those wall cavities. A small amount of closed-cell foam at each opening often does more for comfort than several inches of fluff on the attic floor.
Crawl spaces and stone foundations
Older additions in town often sit on crawl spaces or rubble foundations. Closed-cell foam can be sprayed directly onto irregular stone and onto rim boards, sealing out drafts and adding R-value in one step. Open-cell foam is the wrong product here: the DOE cautions against using it below ground level, since it can soak up moisture there. Benton County is in Minnesota's Zone II for frost, with footings set at 3-1/2 feet, so the ground against those walls freezes deep.
Tight housing market, long-term owners
The 2020 census counted 5,825 housing units with a homeowner vacancy rate of just 0.7%. Homes in Sauk Rapids do not sit empty long, and many owners stay for years. That makes deep energy work worth doing, because the payback has time to arrive.
A different plan for each floor
The attic may need sealing and blown-in depth, the second-floor kneewalls may need foam, and the basement may need closed-cell on the rim. We write each area into the quote separately, so you can decide what to do now and what can wait.

Sauk Rapids Questions
Balloon framing: what is it, and how does it affect insulation?
Balloon-framed walls run unbroken from basement to attic, so air flows up them like a chimney. Sealing the top and bottom of each cavity with foam stops that flow before we add attic insulation.
Can you spray foam on a stone or rubble foundation?
Yes. Closed-cell foam adheres to irregular stone and seals the gaps between stones and at the rim board. We check for active water first, since foam is not a substitute for fixing drainage.
My older house has almost no wall insulation. What are my options?
Closed walls can often be dense-packed from outside or inside through small holes. Where walls are open during a remodel, spray foam is an option. We look at the siding and interior finishes before suggesting one.
Do I have to do the whole house at once?
No. We list attic, walls and basement separately in the written quote, and you can schedule them in whatever order fits your budget.
