Old Main Street, Old Houses

Spray foam insulation in Sauk Centre frequently goes into houses as old as the town's literary fame. Sinclair Lewis was born here, and Sauk Centre inspired Gopher Prairie, the setting of his 1920 novel Main Street. The town was settled in 1856, incorporated as a village in 1876 and as a city in 1889, and the Original Main Street Historic District and the Sinclair Lewis Boyhood Home still stand.

What older houses need

Homes from the late 1800s and early 1900s were built before insulation was standard. Walls are often empty or hold a thin layer of old material. Attics may have a few inches of something put in decades ago. Balloon framing leaves open channels from basement to attic. Our usual approach is:

  • seal the tops and bottoms of open wall cavities
  • air-seal the attic floor, then add blown-in depth
  • dense-pack closed walls through small holes
  • foam the rim joist and sill with closed-cell

That order matters. Adding insulation over open bypasses traps moisture and loses much of its value.

Homes near the water

Sauk Lake and the Sauk River are the town's most notable water features, and Fairy Lake and Lily Lake lie just outside city limits. Basements near the water can be damp, so we check foundation walls before using any foam. Closed-cell is the material for below grade; the DOE warns that open-cell can absorb water there.

Frozen ground

Stearns County is in Minnesota's Zone II for frost, with footings at least 3-1/2 feet deep. Older foundations, sometimes stone, sit in that frozen soil for months, and the rim joist on top is usually the leakiest part of the house.

Sauk Centre Questions

Can you insulate a historic home without damaging its plaster?

Usually, yes. Blown insulation is dense-packed into the wall cavities through a few small drilled openings, which are patched afterward. We save spray foam for open framing, attics and basements.

Why seal before adding attic insulation in an old house?

Older homes often have open wall cavities and chases that let basement air flow straight into the attic. Insulation over those gaps loses much of its value and can trap moisture.

My Sauk Lake home has a damp basement. What do you recommend?

Fixing the moisture source first. Once the wall is dry, closed-cell foam is the right material for the rim and foundation.

Can I insulate in stages?

Yes. Each area is listed separately in the written quote so you can spread the work over time.
